Episode 30: How The 1% Really Build Wealth

Listen Here

In this episode, Dave Wolcott shares the pivotal journey that pushed him beyond traditional financial advice and into the world of alternative investing. From serving in the Marine Corps to suddenly becoming a father of triplets, Dave realized that maxing out retirement accounts wasn’t enough to secure his family’s future. That moment launched a 20-year pursuit into real estate, private credit, oil and gas, and other non-correlated assets—ultimately shaping the investment thesis behind Pantheon and the Holistic Wealth Strategy.

Dave breaks down why active real estate often becomes a second job and why most investors are better served focusing on their strengths while leveraging passive investments that deliver cash flow, tax efficiency, and long-term appreciation. He closes with actionable advice for 2025: invest in yourself, prioritize your health and relationships, and elevate your financial IQ through mentors and masterminds.

How’s it going, everyone, and welcome to a special solo series of Wealth Strategy Secrets of the Ultra Wealthy. I’m your host, Dave Wolcott.

We get a lot of the same questions from investors — about infinite banking, tax efficiency, asset protection, strategy stacking, and how to truly build wealth outside of Wall Street. And we get it — everyone’s busy.

So in this series, I’m breaking down complex wealth strategies into short, tactical episodes you can actually use to build legacy wealth. Whether you’re just starting your journey or fine-tuning your portfolio, these episodes are designed to deliver high-impact insights in just a few minutes. So let’s dive in.

I grew up in a middle-class family in Connecticut. Like many people, I was told that the recipe for success was simple: go to school, get good grades, get a good job, and life would work itself out.

I followed that path — went to school, joined the ROTC program, entered the Marine Corps, and served four years. I learned things there you can’t learn anywhere else: leadership, teamwork, integrity.

After transitioning into the tech industry, life changed fast. We already had an 18-month-old, and on October 24, 2000, we had triplets — quadrupling our family overnight. Holding three babies in my arms made one thing crystal clear: providing financial security for my family was absolutely essential.

Naturally, I went to my financial advisor. But he told me the same thing everyone else was told: max out your 401(k), put money in 529 plans, and put everything into stocks, bonds, and mutual funds.

At that moment, I realized real wealth wasn’t going to come from being a retail investor in the stock market.

So I went on an obsessive journey to figure out how the 1% actually build wealth.

I started investing in real estate — everything from single-family homes to retail, raw land, and office parks. I also moved into alternatives such as oil and gas and private credit. Fast-forward 20 years, this strategy worked incredibly well and ultimately led me to create Pantheon to help others understand this blueprint for building wealth.

Most people jump into real estate because they’ve heard that most millionaires built wealth through real estate. What kinds of properties were you looking to buy at the time?

At the time, I was living in Colorado — and it was absolutely crazy. Remember, this was 2000. Rich Dad Poor Dad had just come out the year before. I devoured that book and Cashflow Quadrant and knew I had to become a business owner and an investor.

But none of Kiyosaki’s books give you a step-by-step plan. So, like many beginners, I gravitated toward single-family rentals.

I started driving around after my day job, with four little kids — three babies and a toddler — in the backseat. I’d look at properties in the evenings and run numbers at night. Quickly I realized: this is a full-time job. And the people who succeed at it know the market inside and out.

On top of that, you needed to understand capital, competition, and risk. And ultimately, I realized that single-family investing carried too much risk when I was doing everything myself.

This experience influenced our broader investment thesis — shifting from active investing to passive investing.

You need to understand your own strengths. If you’re an entrepreneur, your value comes from serving clients and growing a business — not necessarily from being a full-time landlord.

Ultra-high-net-worth families and family offices typically focus on one to three sectors. For us, we invest in energy, private credit, and select real estate opportunities. All three are non-correlated to the stock market and have strong macroeconomic fundamentals.

For example, we’ve avoided multifamily for about 18 months now. We’ve been patient. Instead, we completed a unique new-development project — a 380-unit build-to-rent condo community in South Florida. That strategy allowed us to diversify cash flow, tax efficiency, and forced appreciation.

For people at the very beginning of their wealth-building journey, what two or three pieces of advice would you give that are actionable in 2025? Great question.

First — invest in yourself. This has always given me the biggest ROI. That means your health, your relationships, and your education.

I run a mastermind with high-level individuals, and I personally spend nearly six figures a year on my own masterminds. That’s where you can shortcut your learning curve — in wealth, business, and life.

Second — take care of your health. Your energy is everything. It fuels your success with your business, your clients, and your family.

Third — increase your financial education. Your financial IQ determines the ceiling of your wealth. Most people don’t even understand something as simple as the tax benefits of oil and gas. Expanding your knowledge opens up opportunities that most people never see.
